Development Sites Urgently Wanted in Mannum, South Australia
Murray Bridge is the fastest-growing regional city in South Australia, and with that growth has come a genuine surge in new home construction. Whether you've secured a block in an established neighbourhood, purchased land in a new estate, or own a rural allotment on the city's fringes, there are now more building options available in the Murraylands than at any point in the region's history.
This page lists the builders we know are actively working in Murray Bridge and the surrounding Murraylands region, along with what you need to know before signing a building contract in this area.
South Australia's Greater Adelaide Regional Plan formally identifies Murray Bridge as a satellite city, with up to 23,500 new homes planned for the region. The $7.5 billion Gifford Hill masterplanned community, the largest residential development in South Australia's history, is set to deliver 17,100 homes over the next 30–40 years. In May 2025, the SA Government passed legislation rezoning farming land to support housing delivery, with a significant number of new homes earmarked for Murray Bridge.
The result is a construction environment unlike anything seen in the Murraylands before. Builders who have operated here for years are scaling up, and new entrants are establishing a presence to meet demand. For anyone planning to build, this is the right time to understand your options.

Before engaging a builder, there are a few things specific to the Murray Bridge area worth being aware of:
Soil conditions and site costs: Much of the Murraylands sits on reactive clay soils. This can increase your slab requirements from a basic M-class to an H1 or H2 slab, which adds cost. Always get a soil test before finalising your budget.
Flood and stormwater overlays: Some areas near the River Murray and lower-lying parts of the township sit within flood risk overlays. Check your allotment's overlay status via PlanSA before purchasing or signing with a builder.
Septic and CWMS: Not all Murray Bridge allotments are connected to the reticulated sewer network. Rural and fringe lots may require a Community Wastewater Management Scheme (CWMS) connection or a septic system, both of which carry additional cost.
Bushfire overlays: While Murray Bridge township itself carries low BAL risk, rural and semi-rural allotments on the fringes of the city or toward the Adelaide Hills boundary may carry BAL-12.5 or higher ratings. This affects your cladding, window, and roof specifications.
Council planning: The Rural City of Murray Bridge has specific design guidelines for new homes in some zones. Your builder should be familiar with these requirements if they regularly build in the area.

Once you have a shortlist, here are the most important questions to ask before signing:
1. Do you have a current SA Building Licence? Always verify a builder's licence at cbs.sa.gov.au before signing anything. The licence number should appear on all contracts and quotes.
2. How many homes are you currently building in the Murray Bridge area? A builder who is actively working in the region will have current knowledge of local trades, council timeframes, and site conditions. A builder who rarely works here is a greater risk.
3. What is your standard slab specification, and how do you handle H-class soils? This question immediately tells you whether your builder understands the local soil conditions.
4. What is included in your fixed-price contract? Clarify what is and isn't included — site costs, water connection fees, driveway, landscaping, and council developer contributions are commonly excluded by volume builders.
5. Can I speak to someone who recently built with you in this region? Any reputable regional builder should be able to provide a recent local reference.
